Phuket Luxury Villas for Sale by Price Band 2025

Below are the results of our own in-house analysis, combining our own portfolio with multiple sources to create a detailed snapshot of the current luxury villa market in Phuket. We only looked at villas priced from $2 million USD offering a focused look at the upper segment of the market.

The price distribution of luxury villas in Phuket highlights a clear exclusivity pattern. Over half of all listings (50.6%) are concentrated in the $2–3M range. Above this level, the concentration of villas rapidly declines: 12.4% of villas are priced at $3–4M, and 9.4% at $4–5M. A further 11.7% sit in the $5–7.5M bracket and 8% at $7.5–10M. Beyond $10M, as we move towards the exclusive super luxury sector, the numbers of villas on the market are small in percentage terms, yet still represent a relatively good level of choice given the price point - with 0.9% of villas listed between $20–30M and just (0.5%) commanding prices above $30M, at the very top end of the market
