Phuket Luxury Property for Sale by Price Band 2025
Below are the results of our own in-house analysis, combining our own portfolio with multiple sources to create a detailed snapshot of the current luxury property market in Phuket. All listings included are priced above $2 million USD offering a focused look at the upper segment of the market. The breakdown highlights clear patterns in buyer demand with villas dominating the upper tiers and apartments clustered tightly below $5M.
Just over half of the villas fall within the price band of $2 to $3 million USD and 62 percent of the apartments and condominiums. In the $3 to $4 million range 12% of villas and 21% of apartments are represented. From $4 to $5 million the figures remain similar with 9% of villas and 15% of apartments. Beyond this point however the apartment market drops off entirely. Virtually no apartments are priced above $5 million USD and as with many property markets the upper luxury end is dominated by villas and houses. Villas continue to appear in meaningful numbers across all higher price bands including a small but significant segment above $10 million.
