Driven by overseas investors and lifestyle buyers, the Mallorca property market has consistently outperformed most areas in Spain for many years and continues to do so today. Prices in the Balearic Islands rose by 148% over a 10-year period (June 2015 to June 2025), which corresponds to a compound annual growth rate (CAGR) of approximately 9.5%. By comparison, property prices across Spain as a whole increased by 61% over the same period, with a CAGR of around 4.9% (source: Idealista).
This stability is based on structural strength: a high percentage of lifestyle and second-home buyers – many of them high-net-worth individuals well positioned to withstand economic downturns – combined with low levels of leverage, a thriving tourism sector, and limited new supply due to strict planning regulations. What Do Properties Cost in Mallorca?
Based on our analysis (see Mallorca Property Supply in 2025), while the island deserves its identity as a luxury real estate destination – with 59% of listings priced from €1 million – a diverse range of properties is on offer, with a large number at reasonable price points. Mallorca Apartments for Sale
Entry-level apartments start from around €150,000, but the most common price band for apartments is €400,000 to €500,000, with slightly lower availability in the neighbouring €300,000 to €400,000 and €500,000 to €600,000 price brackets. Compared to villas, far fewer apartments are listed at the luxury end of the market. Around 50% of apartments for sale in Mallorca are priced below €700,000, while only about one third are priced above €1 million. For luxury property buyers, around 10% of Mallorca apartments command prices of €2 million, typically with premium coastal positions.
Mallorca Villas for Sale
Mallorca villas and houses show a wider price spread and a higher concentration at the luxury end of the market. Around 30% of all villas are listed above €3 million, and at the super-luxury end, detached homes can command price tags of €10 million or more. However, over half of villas remain priced below €2 million, and the most common price band is €500,000 to €1 million.
Proximity to the coast is a key driver of Mallorca property prices.
