Positioned directly on Rawai Beach, Sea Theatre is a new luxury development of just eight super luxury beachfront villas by leading Thai architects, Architect 49. Conceived as a private, secure estate with direct sand access and uninterrupted sea views, the project brings together large modern villas, dramatic architectural detailing and a dedicated beach club exclusively for owners and their guests.

The development team includes Boat Pattana Co. Ltd, founders of Boat Lagoon and Boat Avenue, working in partnership with publicly listed developer SC Asset. Their brief emphasises long-term residential practicality, premium construction standards and carefully controlled privacy within a beachfront neighbourhood.

Sea Theatre consists of three villa types — Sapphire, Emerald and Amethyst — each named after gemstones and designed with generous internal proportions, large sea-facing pools and multiple additional living or leisure rooms. All villas offer either leasehold or freehold ownership. Usable areas range from 674 sqm to 885 sqm on plot sizes between 480 sqm and 645 sqm.

The architectural aesthetic is modern and natural, with exposed concrete, wood-lined ceilings and extensive glazing to maximise coastal light and frame views across the bay. Infinity-edge pools, including some with transparent side walls, wrap around the primary living spaces. Double-height living rooms, private lifts, wide terraces and multi-purpose family rooms contribute to layouts that suit full-time living as well as extended stays. Storage rooms, staff areas and separate service zones are included in every design.

Sapphire Villas (Type S)

The Sapphire villas sit closest to the beach and the owners’ clubhouse. Across three floors, they combine a dramatic second-floor open-plan living, dining and kitchen area with double-height glazing rising to a wood-lined ceiling. A wraparound infinity pool sits at the front and side of the villa, extending the main living space toward the sea. The third floor contains a second master suite and fitness room with far-reaching views, while the first floor houses a 95 sqm primary suite with private plunge pool, lounge, walk-in dressing room and garden access. Additional guest suites, staff quarters and a two-car garage complete the plan.

Emerald Villas (Type E)

The Emerald villas are centrally positioned within the estate. These three-level villas include an 83 sqm master suite on the lower floor with a private plunge pool, walk-in closet, relaxing room and surrounding courtyard gardens. An internal corridor with full-height windows looks onto a central tree garden designed as a focal vertical landscape feature. The middle level contains two guest bedrooms, each with an ensuite bathroom, arranged around the same tree court. A multi-purpose room facing the sea has a viewing window to the pool above. The upper level is the primary living space with a high-ceilinged open-plan kitchen, dining area and ocean-view lounge, finished with concrete walls, wood accents, a reflecting pond and an infinity-edge pool.

Amethyst Villas (Type A)

Located at the rear for the most elevated views, the four-level Amethyst villas are the largest in the project. The ground floor integrates a three-car garage, foyer, staff quarters and a multi-purpose living room. A first master suite sits at the front with garden access, a walk-in closet and a bathroom with double sinks and an onsen-style bathtub. The second floor contains two more ensuite bedrooms, an office overlooking a dramatic double-height void, a private spa room and access to a side terrace. The third level is the main horizon living space with a wide open-plan kitchen, dining and lounge area flowing to an L-shaped infinity pool and terraces. A second master suite occupies the uppermost level, accessed by a private spiral stair, with its own terrace and panoramic sunrise and sunset views.

Beach Club & Common Areas

A major highlight of Sea Theatre is the private beachfront clubhouse, centred on a large infinity-edge pool that overlooks the bay. Steps lead directly down to the beach for swimming, canoeing and shoreline walks. The clubhouse offers shaded dining and pantry areas for gatherings, indoor lounge space, changing facilities and an ocean-view gym. Landscaped seating and relaxation zones complete the beachside environment.

The beachfront common area is now complete. The first villas are scheduled for delivery in mid-2026, with full project completion expected in Q4 2026.
