Phuket Villas: What You Can Buy for $1Million

In this post we take a look at villas for sale in Phuket to see what you can buy for different price points up to one million US dollars.

Villas and Houses up to US$250,000

Buyers can get a foot on the property ladder in Phuket with compact entry-level villas or houses for as little as US$100,000, and what is immediately apparent, even at this price point, is the diversity of property types available. Naturally, you cannot get a villa or house with a view at these starting price points, but fully detached homes, semi-detached houses, and townhouses are all available, both new-build and older properties, across a wide variety of locations around the island.

With a capital outlay closer to US$150,000, there is a good selection of 3-bed detached homes available, generally older properties or remodelled houses, but also a few new builds, including some with surprisingly spacious layouts of up to 200 m². At around US$200,000, more generous layouts offering in excess of 300 m² become available, and surprisingly, this is also the price point where private pools start to appear. Closer to US$250,000, more outdoor living space is common, a few four-bedroom configurations are available, and some private pools become more possible.

Looking at the total number of villas and houses for sale in Phuket up to the maximum price point of US$1,000,000, 25% of these are priced up to US$250,000.

Villas and Houses from US$250,000 to US$500,000

This price bracket has the highest concentration of listings, accounting for 30% of those priced up to US$1,000,000.

Focusing on the start of this price bracket, options include large townhouses of up to four bedrooms, a few compact private pool villas, and detached homes with reasonably sized land plots. From US$300,000, a noticeably higher concentration of homes have their own pool, more substantial land plots, and a decent number of new developments. When you get closer to US$400,000, there is now a good choice of substantial private garden pool villas, and the closer you get to the top of this price bracket, at around US$500,000 in Phuket, many investors will expect a private pool.

Villas from US$500,000 to US$750,000

With the second-highest concentration of Phuket villas for sale, 27% of the listings we sampled fell into this price bracket. Near the start of this price range, there is a mixture of elegant homes with two or three bedrooms, and more expansive four-bed detached villas with substantial land plots over 600 m². As we move up this price range, one noticeable characteristic is the increasing availability of villas in close proximity to the beach, plus a good selection of designer-style new build homes. More living space, larger outdoor areas, and private pools are also, of course, increasingly common.

However, it is important to note that even at the top end of this price bracket, US$750,000, sea-view villas are not available in significant numbers. The key point is that while Phuket offers incredible value for money when looking at the villas for sale on the market, ocean-view homes command a significant premium.

Villas from US$750,000 to US$1,000,000

Based on our own data, this top price bracket accounts for 18% of the villas in Phuket priced up to US$1,000,000.

At the lower end of this price bracket, there’s a wide variety of expansive garden homes, but noticeably, as you move up towards US$1,000,000, these price levels open the door to a significant number of villas with sea views, some close and panoramic. Detached homes with designer builds and fashionable contemporary offerings by well-established local developers are also prevalent, along with large family homes in premium locations in proximity to international schools.
