Why British Investors Choose Pollensa
This article is based on our own detailed market research and analysis. It explores the reasons why British investors are drawn to Pollensa, Mallorca, and includes a data-driven value-for-money comparison using Andratx as an example from the island’s southwest.
We assess value for money by analysing both the average price per square metre and the concentration of villas and houses across different price brackets in Pollensa and Andratx. For historical trends, we use three years of Idealista data on average price per square metre for property in the municipalities of Pollensa, Andratx, and Mallorca as a whole.

According to the Idealista report “Where Foreigners Are Buying Property in Spain in 2025” (16 September 2025), foreign investors accounted for over 31% of property transactions in the Balearics during Q2 2025. The same report indicates that around 11% of these buyers were from the UK.
Looking at the north of the island, and particularly Pollensa, interest from UK investors is especially strong. Pollensa has cultural ties to Britain dating back to the 1920s, a thriving UK expat community, and an international school following the British National Curriculum. In this article, however, we focus on the value for money this area offers British investors.
Pollensa Value for Money Compared with Andratx
Analysing both price per square metre and the distribution of properties across different price brackets gives us two clear metrics. For this comparison, we have used the exclusive municipality of Andratx as a representation of Mallorca’s southwest, an area traditionally favoured by overseas real estate investors, to illustrate the relative value for money available in Pollensa.

This comparison highlights the difference in price distribution between Pollensa in the north of Mallorca and Andratx in the southwest. The figures below show the percentage of live villa and house listings in each price band as of July 2025.

Our data shows how much more you get for your money in Pollensa. 32.4% of the villas and houses in Pollensa are offered for sale up to €1 million, compared with only 10.75% in Andratx. Extending the range to €2 million, the proportions rise to 56.1% for Pollensa versus 43.29% for Andratx. In the €2–3 million range, Pollensa accounts for 11.4% of listings, compared with 18.17% in Andratx.
For price bands between €3 million and €5 million, a higher share of the market’s villa stock is found in Pollensa (25.5%) than in Andratx (16.05%). This reflects the prevalence of large detached country homes in Pollensa, which typically fall within this price bracket.
Above €5 million, the concentration shifts decisively toward Andratx. 22.49% of its villas are priced above €5 million, compared with only 7.1% in Pollensa. No current listings in Pollensa exceed €10 million, whereas Andratx still has a significant upper-end segment — 7.94% of its villas are priced above that level.
What Can You Get for Your Money in Pollensa?
Modern two-bedroom townhouses in Pollensa typically start from around €350,000. Detached garden villas begin at roughly €700,000, with renovation projects sometimes available for less. Hillside and sea-view villas start from just under €1 million, while larger country houses are generally priced from around €2 million. More extensive estates often fall within the €3–4 million bracket. It is also worth noting that Puerto Pollensa functions as a distinct submarket, where average prices are significantly higher and prime seafront penthouses can reach several million euros.

Historical Performance of Pollensa, Andratx, and Mallorca
We have already shown that buyers get considerably more for their money in Pollensa by looking at the distribution of properties at lower price points compared with property for sale in Andratx. But how have property prices in Pollensa performed over the past three years? Below, we compare the average price per square metre for Pollensa, Andratx, and Mallorca as a whole.

As of June 2025, the average price per square metre in Pollensa was €4,372, compared with €4,996 across Mallorca, a discount of roughly 12.5 percent. In contrast, the Andratx property market averaged €7,503 per square metre, representing a 50 percent premium over the Mallorca average. When calculating the average price for any municipality, the result can be heavily skewed by a small number of ultra-high-value listings. In Pollensa’s case, if the luxury coastal area of Puerto de Pollensa were excluded, the overall average would be significantly lower, further underlining the area’s value-for-money advantage compared with Mallorca’s southwest.
Our analysis is based on three years of cleaned data from Idealista, covering the period up to June 2025. Idealista’s average price index for the Balearic Islands has been used as a proxy for Mallorca pricing, since the island represents approximately 80% of all transactions within the Balearics.
