What share of the Balearic property market does Mallorca have?

Based on our weighted average calculation of approximately 40,000 live listings from Kyero and Idealista (as of 26 July 2025), Mallorca accounts for 80% of all residential property listings in the Balearic Islands. This reflects the island’s dominant role in both supply and transactional activity across the region.

How much are property prices in Mallorca compared to the rest of Spain?

Looking at prices per square metre, property in Mallorca is about twice as expensive as the national average. Mallorca accounts for approximately 80% of all property sales in the Balearics, making the regional index published by Idealista a reliable reflection of local pricing trends.

As of May 2025, the average asking price in the Balearics was 4,905 euros per square metre, compared to 2,391 euros per square metre for Spain as a whole, a difference of more than 105% (source: Idealista).

Villas in Mallorca tend to skew toward the luxury segment, but the most common price bracket is actually between €500,000 and €1 million. Around 30% of villas are priced over €3 million, with a deep and consistent supply in the €5 million to €10 million range. For apartments, the most common price band is €400,000 to €500,000, with roughly half of all apartment listings priced below €700,000. This reflects a more balanced price distribution in the apartment sector, compared to the villa market, which is much more luxury-weighted.

What are the most expensive areas in Mallorca for buying property?

Attracting luxury lifestyle and second-home buyers, Mallorca has a well-deserved reputation as a leading resort destination for property investment. There is very significant price variation across the island: prices range from just over €2,100 per square metre in Felanitx to €7,500 in Andratx, a difference of more than 250 percent. This reflects the diversity of the market, with inland towns offering more accessible options and prime coastal areas commanding steep premiums due to location, land scarcity, and long-term international demand.

Based on June 2025 data from Idealista, the five most expensive municipalities in Mallorca are:

  • Andratx – €7,503 per square metre
  • Calvià – €6,844 per square metre
  • Puigpunyent – €5,413 per square metre
  • Palma de Mallorca – €4,907 per square metre
  • Pollença – €4,372 per square metre

For comparison, the average across the Balearic Islands was €4,996/m², meaning:

  • Andratx is priced 50.2 percent above the regional average
  • Calvià is 37.0 percent above
  • Puigpunyent is 8.3 percent above
  • Palma de Mallorca is 1.8 percent below
  • Pollença is 12.5 percent below

Note, although Palma ranks among the most expensive municipalities in Mallorca, its average remains just below the Balearic-wide figure due to the influence of higher-priced markets in Ibiza and Formentera, which lift the overall regional average.

Is coastal property in Mallorca a better investment than inland?

As with any seaside resort destination, proximity to the coast is one key determinator of property prices in Mallorca. The Mallorca ‘brand’ is built around its Mediterranean coastal lifestyle, and with only limited land available near the ocean, this finite supply helps sustain prices even during economic downturns.

The three most expensive municipalities — Andratx, Calvià, and Palma de Mallorca — all include coastal zones in the southwest and continue to command the highest prices per square metre on the island. These are sought after by discerning investors for their lifestyle appeal, prestige, and sustained second-home demand.

Often starting from a lower price base, with great upside potential as development migrates into these areas from neighbouring coastal regions, inland areas can offer exceptional growth potential. For example, the municipality of Puigpunyent, with its proximity to the prestigious south coast and beautiful natural environment ideal for exclusive estates requiring more privacy, recorded the highest 2-year price increase on the island.

How much more expensive is property near the coast in Mallorca?

Based on our own analysis of average price per square metre across 39 areas, as of June 2025, proximity to the coast consistently commands a premium in the Mallorca property market.

The results were clear: no matter how the data was segmented, the coastal premium remained significant.

  • Within the same municipalities, the premium for being by the sea compared to the municipality average ranged from 17% to 50%
  • Across the island, areas with coastline were 40% more expensive than those without
  • Fully coastal areas averaged 37% higher prices than fully inland ones

What are the main nationalities of property buyers in Mallorca?

According to the Majorca Daily Bulletin (April 2025), foreign buyers account for 32.6% of all property purchases in the Balearic Islands. A separate report from October 2023 broke this down by nationality: Germans represented 38% of foreign buyers, followed by Britons at 25% and Americans at 13%. This equated to a total transaction share of 12.39% for Germany, 8.15% for the UK, and 4.24% for the US.

What can I buy in Mallorca with €1 million?

Mallorca is a world-renowned destination for luxury property investment, but many people are surprised at what you can get for €1 million. There is a good selection of villas and houses up to this price point, particularly in inland areas or secondary coastal zones. Based on our own research, over half of all villas currently listed across the island are priced at €2 million or less, and the most common bracket is between €500,000 and €1 million.

Apartments offer even more choice under €1 million. The €400,000 to €600,000 segment contains the largest concentration of listings, and around half of all apartments are priced below €700,000.

Although it is fair to say that, when considering the villa and house segment, Mallorca certainly earns its reputation as a luxury property market, the €1 million range remains a practical budget for many overseas buyers.

Is Property in Mallorca a Good Investment?

Yes, Mallorca offers very strong investment potential. The island dominates the Balearic property market, accounting for around 80% of all transactions. Based on Idealista’s regional price index, the Balearics have posted uninterrupted annual price growth from June 2015 to June 2025, with an average increase of 9.3% per year and double-digit gains since 2022.

This performance reflects the market’s structural strengths: a high share of high-net-worth and second-home buyers, low reliance on credit, and a clear lifestyle and investment appeal that transcends short-term market sentiment.

The villa and house market in Mallorca shows a clear concentration in the mid to upper tiers. The most common price bracket is between €500,000 and €1 million, but there is a wide spread across segments. Around 30% of all listings are priced above €3 million, and many fall within the €5 million to €10 million range, reflecting the island’s strong luxury bias. At the same time, a meaningful share of listings remain in the sub-€1 million range, supporting demand from mid- to upper-tier international buyers.

What is the price distribution of properties for sale in Mallorca?

The villa market in Mallorca shows a clear and sustained strength in the luxury sector. Nearly 30% of listings are priced above €3 million, and almost 40% exceed €2.5 million. Incredibly, 10% are listed over €5 million. To put this into perspective, 71% of all villas are priced above €1 million. In contrast, only around 9% of homes in London are currently valued above £1 million (source: Savills, February 2025).

Are properties in Mallorca sold freehold or leasehold?

Generally speaking, as is the case with all listings in our portfolio, properties advertised for sale in Mallorca to overseas buyers are almost always offered as freehold. Leasehold arrangements are extremely rare in the residential market and would be clearly stated where applicable.
