
Ibiza’s Property Premium Over Mallorca: Villas, Houses & Apartments Compared
Ibiza and Mallorca are two of the Mediterranean’s
Pollença, which includes the sought-after coastal town of Puerto de Pollença and borders Alcúdia, has a higher proportion of luxury listings than Mallorca overall. The concentration of high-end homes near the coast skews the distribution upward, with a significant percentage of villas and apartments priced above €2 million. However, when considering the area as a whole, including its broader mix of low- to mid-range properties, the average listing price in Pollença remains slightly below the island-wide average. As of end July 2025, the average listing price for villas and houses in Pollença is €2.3 million, compared with €2.7 million across the island. Apartments in Pollença also have an average price which is slightly lower at €0.95 million, compared with the island wide average of €1.03 million.
Looking at villas and houses in Pollença, even with a lower average price, 44% are priced from €2 million compared to 39% for the island as a whole.

From 2016 to 2025, average property prices in Pollença grew at a compound annual rate of 5.45%, closely matching the 5.56% annual growth rate observed across Mallorca as a whole. As of June 2025, Pollença’s average price per square metre stands at €4,372, slightly below the island-wide average of €4,996 – a marginal discount of around 1.8%.
