
Ibiza’s Property Premium Over Mallorca: Villas, Houses & Apartments Compared
Ibiza and Mallorca are two of the Mediterranean’s
Andratx is Mallorca’s most expensive municipality, followed by Calvià. On a square metre basis, average prices are around 50% above the average for the Balearics.
Looking at list prices in Andratx compared to Mallorca as a whole, and breaking it down by property types – apartments versus villas and houses – the luxury premium is far more pronounced for the latter. As of 21st July 2025, the average listing price for villas and houses in Andratx is €3.88 million, around 44% higher than the island-wide average of €2.68 million. Based on our analysis, 82% of villas and houses in Andratx are priced from €1 million, and nearly half from €2 million. Fully deserving of its luxury label, nearly a quarter of villas and houses in Andratx command price tags of €5 million or more:

Apartment prices in Andratx also sit above the island average, though the difference is less pronounced. The mean apartment price is €1.12 million, compared with €1.03 million for Mallorca overall — a premium of just over 10%. Around 88% are priced from €500K, 42% from €1 million, and nearly a quarter from €1.5 million:

For all property types, the premium commanded by Andratx is even more pronounced for areas by the coast. For example, according to our in-house research – see Mallorca property and the coastal premium – Port d’Andratx is priced at €8,805 per square metre, 17% higher than the municipal average. Approximately two-thirds of Andratx’s border is coastline, and this geographic positioning is reflected in its sustained pricing power.
Looking at historical prices, between June 2023 and May 2025, Andratx property maintained a premium of 53% to 65% over the Balearic regional average. Over the three years up to July 2025, Andratx recorded a compound annual increase of 11.01%, compared with 9.47% for Mallorca overall.
