In this article we have chosen the price point of 15 million baht to show what types of property are available for sale on Koh Samui at this budget. Based on data from leading property portals in Thailand as of the end of January 2026, 11% of villas are priced between 13 and 15 million baht, whereas the supply of condominiums and apartments in this price range is very limited in Koh Samui.
The price level of 15 million baht is also particularly useful when looking at villas for sale on Koh Samui because this is the budget at which buyers can choose between both garden view and sea view detached or duplex homes. For these reasons we have decided to focus this content primarily on villas, note this includes houses, as opposed to condominiums and apartments.
Sea View Versus Garden Villas
Sea View Villas
As property agents, one of the most common requirements given to us by investors looking for villas on Koh Samui is sea view, but is this realistically achievable at a price of 15 million baht, what is on the market and how do these compare to garden view homes, in terms of value for money and investment?
There are a few key points to note regarding this question. This is only the entry level for sea view villas, except for a few compact one or two bed outlier properties, and the supply of decent sized sea view detached or semi-detached homes at this price is quite limited. The expectations of property buyers need to be managed: investors won’t be able to buy a high-quality, complete new build villa with a full open sea view in a popular Koh Samui area for this price. Most options will be projects for sale off plan, quite often only leasehold, and also the view is likely to be a thin view as opposed to an unobstructed full sea view.
One notable project brought to market last year which is useful to highlight these points is Bel Roc Villas, located around 900 metres from Koh Samui’s less developed north-west coast. Benefiting from cheaper land prices in the emerging area of Bang Por and sold off plan, the entry level villa type, with around 200 sqm of build area and a single level contemporary design with an open plan layout, was available at launch for around 15 million baht, offering decent sea and island views.
We could give other examples of sea view villas available at this price range, for example two bed resale freehold villas and new leasehold projects in the most commercially desirable north-east region, but the important thing to understand here is that there is not too much choice and, because this budget is at the margin for sea view villas in Koh Samui, there are always compromises to be made, be it only a partial sea view, a tenure of leasehold, or increased risk buying off plan early into a project.
Garden View Villas
This is where being really familiar with the Koh Samui property market is essential to understand investment options, and crucially the diversity of garden villas available on Koh Samui at this price level. For a budget of 15 million baht, prospective Koh Samui property buyers open to villas without a sea view have a huge range of options to consider. Spacious detached garden pool villas, with three or more bedrooms, contemporary or Bali style, new developments and upgraded resales are available in abundance across Koh Samui, including premium north-east locations such as Chaweng Noi and Plai Laem.
It is understandable that lifestyle buyers looking at property for sale in Koh Samui want a view of the sea, but expectations need to be managed. Our advice would be to take your time, look at a whole range of investment options, both virtually and in person, and be open to both garden view and sea view villas. Due to significantly cheaper land prices, this budget offers a wide range of substantial detached homes, for sale in good condition, with typical build areas of 300 sqm or more, large outdoor living spaces, and private pools.
Another important point is that villas on Koh Samui with a sea view are usually built on land with a gradient, which limits the practical use of a garden, and due to higher land prices, villa land plots will be much smaller, often 400 sqm or less. Garden villas at this price level are frequently sold with generous land plots, often of 800 sqm or more, allowing for large private gardens and making full use of the tropical lifestyle.
Condo and Apartments
Condos and apartments for sale on Koh Samui are concentrated around lower price points, with a very limited supply of units for sale at 15 million baht or more. Only a small number of condo and apartment listings are found at these price levels, a mixture of resale stock and new builds, all with a sea view. The vast majority of new developments will be leasehold apartments, with only a couple of new build freehold condominium investment opportunities brought to market in the last two years.
However, prospective buyers who are prepared to be patient and look around will find some appealing sea view resale opportunities, with one or two rare freehold condo possibilities. For example, a three bed, 224 sqm freehold condo is for sale turnkey for under 14 million baht within the beachfront Sasha Resort on Koh Samui’s tranquil south coast at Laem Set.
