Ibiza and Mallorca are two of the Mediterranean’s most sought after resort destinations for property investment, both with reputations as luxury markets. Using our own analysis, we compare how property listings in each market - broken down into villas/houses and apartments/penthouses - are distributed across price bands from the lowest to the highest levels. The same price brackets are applied to both destinations to highlight notable differences between the two markets.
Using the same view of density of listings across price bands, we have also compared the two luxury municipalities of Santa Eulalia del Río in Ibiza and Andratx in Mallorca, to see how these two markets compare in the luxury sector.

The average listing price for Ibiza villas and houses is €4,206,807 compared to €2,684,381 for Mallorca. This means that, looking at all price points in both markets, villas and houses in Ibiza command a pricing premium of 57% over those in Mallorca. But we can get a much more detailed and useful picture of the pricing structure of the two markets by looking at the relative percentage share of the listings over different price points:
- €3M–7.5M: 47% of Ibiza villas and houses are in this bracket, versus only 24% in Mallorca, highlighting Ibiza’s concentration at the upper-middle to luxury end.
- €500K–2M: 46% of Mallorca villas and houses fall in this range, compared to just 25% in Ibiza, showing Mallorca’s strong representation in the low to mid market.

Distribution of Villas & Houses by Price Band
This chart makes the contrast between the two markets clear. In Mallorca, villas and houses are most heavily concentrated around the €1M price point, reflecting its stronger mid-market presence. In Ibiza, the distribution is more concentrated at significantly higher price points, with the peak around €5M–€7.5M. This visual difference underlines why Ibiza’s villa market commands such a marked premium.
For the property group of villas and houses, the scale of Ibiza’s pricing premium over Mallorca will come as a surprise even to discerning property investors. Ibiza’s reputation as a glamorous, high-end market is well known, but few would anticipate such a sharp differential: villas and houses in Ibiza are, on average, more than 50% more expensive than those in Mallorca, with the majority of listings concentrated at significantly higher price points. Nearly half of Ibiza’s stock falls in the €5M–€7.5M bracket, compared to just a quarter in Mallorca. Looking at the chart, you might expect average prices to diverge even more, but they are moderated by Mallorca’s substantial volume of ultra-luxury stock at the very top end, which pulls its overall average upward. We explain this in more detail later in the article.

The average listing price for Ibiza apartments and penthouses is €1,159,469 compared to €1,033,300 for Mallorca. So, looking at the full spectrum of price points in both markets, apartments in Ibiza on average command a premium of 12% over those in Mallorca. But we can get a much more detailed and useful picture of the pricing structure of the two markets by looking at the relative percentage share of the listings over different price points:
- €300K–600K: 17% of Ibiza apartments fall in this range, compared to 32% in Mallorca, showing Mallorca’s stronger representation in the lower to mid apartment market.
- €600K–900K: 39% of Ibiza apartments are in this bracket, versus 25% in Mallorca, highlighting Ibiza’s greater concentration in the upper-mid apartment segment.

Distribution of Apartments & Penthouses by Price Band
The chart shows that the highest concentration of apartment listings in Mallorca sits just under €500K, while in Ibiza it is around €700K - roughly 50% higher. However, this does not mean the average price is 50% higher: the overall premium is 12%. The gap between the peaks and the averages is explained by the weight of top-end apartments in Mallorca, which pulls its average upward and narrows the difference with Ibiza.

The weighted average listing price for apartments in Santa Eulalia del Río is €1,032,360 compared to €1,097,198 in Andratx.
The key takeaway from the data is that, when comparing the islands as a whole, the property market of Ibiza is substantially more expensive, with villas and houses averaging 57% higher and apartments 12% higher than in Mallorca. Looking at the price concentrations makes the contrast even clearer: the most common apartment price point in Ibiza is about 50% higher than in Mallorca, while for villas and houses the difference is at least fivefold. Yet despite these stark differences, when we isolate the luxury sectors of Santa Eulalia del Río and Andratx there is very little differential in either the average prices or the distribution across the price ranges.
The obvious question is why these two municipalities are so closely aligned in price, in contrast to the island-wide comparison. Santa Eulalia del Río in Ibiza combines a sandy beach, a seafront promenade, and the island’s second-largest marina, attracting yacht owners, families, and high-spending visitors. Andratx in Mallorca is defined by a dramatic clifftop coastline, with around two-thirds of the municipality oceanfront, close proximity to Palma, and the ultra-exclusive Puerto de Andratx. These shared traits - prime coastal settings, prestigious marinas, and strong international demand - explain why their pricing is closely aligned, even though Ibiza as a whole is far more expensive than Mallorca.
Note, For Ibiza, we selected Santa Eulalia del Río as the representative luxury municipality for this comparison. While Sant Joan de Labritja has slightly higher average prices, its limited number of listings makes it too niche for a meaningful comparison against Andratx.
