Buying Property in Koh Samui: Freehold Options in 2026

Looking at the property for sale in Koh Samui in our own portfolio combined with the major property portals for Thailand, villas and houses dominate the market, accounting for around 85% of the listings compared to just 15% for condos and apartments – data sampled on 17th Jan 2026.

Understandably, overseas property investors will always prefer perpetual ownership if possible. In this article, we take a look at freehold options for both villas and condominiums in Koh Samui in 2026.

Freehold Villas

Villas for Sale by Price Point

5–6 million baht

This can be considered the entry-level price bracket for freehold villas and houses in Koh Samui, but there will be only a few compact offerings this cheap and finishes will be basic. Quite often, bathrooms and kitchens are not included and, at these starting prices, you wouldn’t expect to have a private pool.

6–8 million baht

This is the more common price bracket for affordable freehold garden villas and 9% of the villa and house listings on the property portals fell into this range. These price points offer a good selection of spacious resale and new properties, including detached homes and options with private pools.

8–10 million baht

At these low to medium-level price ranges for freehold villas, the only options will be garden-view villas, except for the odd outlier – a compact sea-view home, either a small sea-view house or a semi-detached property. 12% of the Samui villa and house listings we checked for Koh Samui fell into this medium price range for garden homes. Looking at new developments, freehold villas are available in two- and three-bedroom configurations, with spacious build areas up to around 300 sqm, decent land plots, and most properties will have a private pool. Regarding older private resales, there are possibilities to acquire larger properties with larger plots and a higher number of bedrooms, but these generally require some refurbishment.

10–15 million baht

These are the medium to upper price points for garden villas and about a quarter of the villas and houses for sale on Koh Samui fall within this price range. Though still generally below the budget needed to buy freehold sea-view villas on Samui, there is a diverse selection of high-quality, spacious detached garden homes available with private pools and large land plots across a wide variety of areas throughout the island.

15 to 20 million baht

There are exceptions, but generally speaking this price bracket is the entry-level for a sizable detached freehold sea-view villa for sale on Koh Samui. Also, at these price levels, virtually all of the villas on the market in Koh Samui will be for sale freehold. 18% of villa and house listings we sampled fell into this price range, with a wide variety of both new-build sea-view properties and resale stock – often stand-alone villas for sale with a Thai holding company included. For this budget, buyers can expect a good-sized property with three bedrooms, spacious living areas, and of course a private pool.

20 to 30 million baht

Accounting for 14% of the Koh Samui villa and house listings on the property portals, this is the mid to upper price bracket for freehold villas. More substantial detached homes, with build areas up to 500 sqm, sometimes with four or five bedrooms, are on the market at these prices. Naturally, superior build specifications, finishes, and notably more open and closer ocean views in premium north-east locations such as Bo Phut and Chaweng Noi are expected.

Above 30 million baht – Luxury Villas on Koh Samui

Anything above 30 million baht can be considered the luxury villa sector on Koh Samui, though the upper end of the market commands hundreds of millions of baht for expansive luxury estates with truly premium views. 18% of the listings we sampled were priced from this level, indicating the depth in the luxury villa and house market on Koh Samui.

Launched in late 2025 and priced from around 44 million baht, Oka Seaview Villas, with a prime Bo Phut location, is one notable example in Koh Samui’s luxury villa sector. The estate comprises just four expansive detached homes with a 700 sqm build area and 1,000 sqm freehold land plots with panoramic sunset island views. Along with the expected highest finishes and state-of-the-art fitted kitchens, one unique selling point is the two private infinity pools enjoyed by each property: one on the main living level and another connected to the master suite.

Freehold Condominiums for Sale in Koh Samui

For investors looking to buy a property in Koh Samui with perpetual ownership, freehold condominiums provide an alternative to villas. Freehold condominiums allow for direct freehold ownership by non-Thai nationals, providing an ideal, simple, and transparent ownership solution for foreign buyers looking to invest in Thailand.

However, unlike Phuket, largely due to zoning restrictions, freehold condominiums for sale in Koh Samui are in very short supply. In fact, over the last two years only two new freehold condominium projects have been brought to market in Koh Samui: Anava Samui on Ban Rak Beach and Wing Condos on the Bo Phut hillside. Though still under construction, both of these projects have sold quickly, indicating the strong demand for freehold condominiums on Koh Samui. As of January 2026, Anava Samui has freehold one-bed units from 4.6 million baht and two-bed units from 7.2 million baht. Wing Condos is mostly sold out, but launch prices were around 2.7 million baht for compact studios to 7.25 million baht for the largest 69 sqm two-bed units. In terms of older resale freehold condominiums, there are only a few options offering decent quality, such as Horizon Residence in Choeng Mon, The Bay in Plai Laem, and Sasha Resort on Laem Set Beach. So, a key point to note for those considering a freehold condominium in Koh Samui is that, as of the start of 2026, good-quality units are available in five developments, and only two of them have new-build availability.
