However, when you look at coastal towns within Calvià, such as Palmanova, you will find more apartments. This is understandable as properties are designed for the tourist sector, and short-term stay, with smaller units maximising the return investment, a preferred choice by property developers and investors. In Palmanova, for example, Kyero shows only about 30% more houses than apartments, a much closer ratio than in the municipality overall.

Price Trends in Calvià vs the Balearics and Spain

This puts Calvià at nearly €1,900/m² above the Balearic average, a 40% premium, and more than 190% higher than the national figure. Prices in Calvià have risen sharply over the past decade, though growth has slowed slightly in the most recent 12-month period.
Since the global financial crisis of 2008, property prices across the Balearic Islands have more than doubled, rising from €2,345/m² in December 2008 to €4,707/m² by the end of 2024. This reflects a compound annual growth rate of 4.45%, a figure that underscores the region’s enduring appeal, supply constraints, and sustained demand from both domestic and international buyers.
Against this already-strong backdrop, Calvià, with its concentration of luxury homes and consistent international interest, has outperformed the broader Balearic market, climbing by nearly 175% over the same period. As of December 2024, Calvià commands an average price of €6,584/m², a 40% premium over the regional average.
